
The Brief
Northacre PLC commissioned us to create a bespoke coffee table book design that celebrated three of their most iconic heritage developments: Earl’s Terrace, The Brompton Hospital and Observatory Gardens. These projects reflect Northacre’s vision of transforming historic London buildings into luxurious modern residences, while preserving their original character and charm.
This book needed to do more than inform—it had to impress. Serving as both a premium marketing piece and a visual record of excellence, it was aimed at an audience of high-net-worth investors, buyers and industry peers. Every page had to reflect architectural sensitivity, craftsmanship and timeless quality. Above all, the photography had to shine. It wasn’t just about capturing spaces—it was about expressing scale, emotion and atmosphere through image-led storytelling.
The design brief required a layout that was elegant, minimal and confident. It needed to let the images breathe while supporting the story with understated typography and premium finishes. Every material, layout choice and design element was expected to align with Northacre’s commitment to quality and quiet luxury.
Design Approach
We approached the coffee table book design with restraint and elegance. The layout was spacious and balanced, giving full prominence to the architectural photography. Alternating black and white spreads added rhythm and contrast, helping each image stand out with strength and clarity. The typography remained quiet and refined—never competing with the visuals, only enhancing them subtly.
To elevate the tactile experience, we chose a matt-laminated hardback cover with foil-blocked detailing. Inside, high-gloss laminated images brought each space to life. The book was produced by one of Europe’s finest printers in Milan to ensure a flawless finish. Every element—layout, type, texture and production—was carefully curated to reflect Northacre’s craftsmanship and discretion.
The finished piece was an image-led publication that perfectly balanced beauty and clarity. It functioned as a powerful sales tool and a celebration of London’s finest architectural transformations.
